Can you get a mortgage on a manufactured home?

What’s Required to Finance a Manufactured Home?

Manufactured home financing is available for qualified buyers—and today’s options are more flexible than ever. While requirements vary by loan program, manufactured homes must meet the following general guidelines to be eligible for financing.


✅ Eligible Home Types


We finance a wide variety of modern manufactured homes, including:

  • Singlewide, Doublewide, and Triple‑wide homes
  • CrossMod® and barndominium‑style manufactured homes
  • FHA Construction loans - Adding home on the land.


✅ Property & Installation Requirements


To qualify for financing:

  • The home must be permanently affixed to a foundation
    (No blocks or temporary pillars permitted)
  • The property must be fee simple ownership
    (No leased land or mobile home parks)
  • Full utilities (water, sewer/septic, and electric) must be installed and meet local code requirements
  • The home must be at least 12 feet wide with a minimum of 600 square feet
  • An Affidavit of Affixture (HUD Form 433A or state‑equivalent) is required.
  • We suggest a minimum of a sales price of 150K with less than 10 acres. 


✅ Age & Construction Standards

  • Homes must be manufactured after June 15, 1976 (HUD Code compliance)
  • Singlewide homes must typically be less than 10 years old
  • The home must be delivered directly from the manufacturer to the site 
    • Exception: VA financing may allow alternative delivery scenarios


✅ Additions & Modifications

  • Any additions or structural alterations must be: 
    • Permanently attached
    • Approved by the city, county, or a licensed engineer
    • Supported by valid permits


✅ Loan Program‑Specific Rules

  • USDA loans: Only one dwelling permitted on the property
  • Mobile home parks: Not eligible for traditional mortgage financing
  • State‑specific title rules apply, especially in Georgia and Florida
