Georgia Home Financing Options for FHA/VA/USDA

A Georgia Dream loan is a state-sponsored homeownership program offered through the Georgia Department of Community Affairs (DCA) along with local lender. Peter Knap with Guild Mortgage, to help first‑time homebuyers (or those who haven’t owned a home in the last 3 years) afford a home. 


The loan programs provide both a 30‑year fixed-low interest rate mortgage and optional down payment assistance. Here’s a clear breakdown based on the latest available information: Guild Mortgage and the Peter Knap Team have closed many loans with Georgia Dream. We have a team of processors and underwriters specifically trained for this and all our Down Payment Assistance loan products.          ( DPA )  


This comes as a 0% interest, no-monthly-payment second loan, typically repaid only when you sell, refinance, or finish paying off your main mortgage.
Programs include:


  • Standard: Up to $10,000 (or 5% of purchase price).
  • PEN: Up to $12,500 for Protectors, Educators, Nurses, and active military.
  • Choice: Up to $12,500 if you’re housing a family member with a disability.

Georgia Dream - Standard

  • Be a first-time homebuyer, or not owned a home in 3+ years, or buying in certain “target areas.”
  • Meet income limits (vary by county).
  • Home must fall under the program’s purchase price limits.
  • Have liquid assets under program thresholds.
  • Meet loan credit requirements (commonly 640+ credit score).

Georgia Peach Plus+

Georgia Dream Peach Plus is an expanded version of the Georgia Dream home loan program. It is designed for FHA and VA borrowers who do not qualify for the standard Georgia Dream program, offering higher income limits and higher allowable home prices. [dca.georgia.gov]


It was created to open access to affordable homeownership for more Georgia buyers, especially those who earn slightly more or need homes above the standard pricing caps.

VA Peach Select

Georgia Dream Peach Select is a special VA loan option within the Georgia Dream family of programs. It is designed specifically for veterans and eligible VA borrowers, offering a low interest rate but no down payment assistance (DPA). [dca.georgia.gov]


This makes Peach Select different from programs like Peach Plus or the Standard Georgia Dream, which do offer DPA. Great for VA borrowers that need that low monthly payments

Georgia Dream Peach Plus is perfect for buyers who make too much or want a home that's too expensive to qualify for the standard Georgia Dream program — BUT still want:


  • Down Payment Assistance, 10K to $12,500.00
  • a low fixed rate, and

Think of it as Georgia Dream with higher limits and broader eligibility.

Georgia Dream Standard has lower income limits by county than GA Dream Peach  Plus  which is much higher.

      • ​​​​​1-2 persons: $113,160

  • Area / County: All Other Georgia Counties
    • Home Sales Price: $400,000

      • 1-2 persons: $98,400
      • 3+ persons: $113,160


These limits are different for each county or metro area, because housing costs and average incomes vary across the state.

Income & Credit Criteria

The minimum credit score for the Georgia Dream program is 640.

Who Qualifies for Georgia Dream?

 

Georgia Dream loans* are available to:


  • First-time homebuyers, OR
  • Homebuyers who have not owned a home** in the past three years, OR
  • Those who purchase a home in certain areas

Applying for Down Payment Aid

The process is straightforward.


You’ll begin by completing an application and registering so we can determine your eligibility for the loan. After you apply, we will need you to submit all required documentation before we can issue a pre‑approval letter for your real estate agent. We’ll provide you with a checklist of the necessary documents as soon as your application is submitted.

How quickly we can move forward depends on how soon you provide the requested information. Once everything is received and reviewed, we’ll issue your pre‑approval letter and let you know the amount you qualify for.

Required Documents List

You must verify all sources of income. This includes:


  • Recent pay stubs (usually last 30 days)
  • W‑2 forms - Last three Years
  • Federal tax returns for the last 3 years (with all schedules)
  • Proof of other income (child support, SSI, pension, etc.) if applicable


Assets: No Snap Shots or screen grabs


  •  Bank statements for the last 2 months - All pages 
  • Statements for checking, savings, retirement, and investment accounts
  • Documentation for any large deposits or Cash 


Georgia Dream also requires that applicants have limited liquid assets (typically no more than $20,000 or 20% of the purchase price) 401K not included


Other:


  • All Borrowers - Valid photo ID (Driver’s License or State ID) 
  • Names and ages to ALL residents in  your new home and if they are over 18 what is thier income per year.
  • Do you pay any debts besides your own every month? Let us know.

  • Gift letter (for gifted funds)

  • Bankruptcy discharge papers
  • Profit & loss statements (for self‑employed borrowers)

GA Dream Property Rules

Homes financed with a Georgia Dream loan must be move‑in ready. 


This program does not allow fixer‑upper properties or homes in need of major repairs. Buyers must select a property that meets all health, safety, and livability standards at the time of purchase.


Eligible Property Types for Georgia Dream Loans include:

  • Single‑family homes
  • FHA‑approved condominiums
  • VA Financing 
  • USDA Homes 
  • Manufactured homes with land (must meet program guidelines)


Not Eligible:

  • Barndominiums
  • Fixer‑upper properties
