  DSCR loan—short for Debt Service Coverage Ratio loan—is a type of real estate investment loan that qualifies borrowers based on the income generated by the property, rather than their personal income.


🔍 How It Works:

Instead of looking at your W-2s, tax returns, or pay stubs, lenders calculate the DSCR using this formula:

DSCR=Monthly Rental IncomeMonthly Debt Payments (PITIA)DSCR=Monthly Debt Payments (PITIA)Monthly Rental Income​

  • PITIA = Principal + Interest + Taxes + Insurance + HOA (if applicable)

If your rental property earns $2,000/month and your mortgage payment is $2,500/month, your DSCR is:
